THE WAREHOUSE, OFFICES & OTHER IMPROVEMENTS:
The subject property has been improved with a large interleading complex of older and more recently constructed steel framed, brick walling and IBR clad, IBR roofed warehouse buildings divided into four warehouse sections and a double storey office building.
The Main Office Building:
Located on the front left of the warehouse complex and forming part of the same building structure, is the double storey main office building of face brick walling fitted with aluminium framed glazing comprising on the Ground Floor of the main entrance with reception, a private offices, open plan office with walk-in strong room, a staff entrance with staff canteen, cloakrooms and ablution, managers office, tool rooms and workshops, production managers office and quality control.
Two pedestrian staircases from the two entrances give access to the Upper Level comprising the various open plan and private offices, cloakrooms, an executive boardroom, reception and two (2) executive offices (one with own private cloakroom).
The Warehouse Complex & Ancillary Offices:
The first double volume warehouse section is situated towards the front Lemmer Street perimeter and staff parkin area and comprises the raw material storage warehouse fitted with double volume industrial type steel roller doors giving access into the building from the driveways on the side of the building.
A similar internal, interleading roller door give us directly into moulding and manufacturing warehouse fitted with hopper feeders and injection moulding machines.
The newly moulded products are shipped via conveyor belts to the packing warehouse where the products are assembled, packaged and boxed for removal to the triple volume storage warehouse from where the finished goods are loading onto trucks from the six (6) raised loading bays at the back of the building.
Situated on the Upper level, above the load bays and dispatch office, is the warehouse staff offices comprising the warehouse managers office, open plan office and private offices, a boardroom, staff cloakrooms, staff canteen and kitchen and small storeroom.
Security and Health & Safety Offices, Garage Workshops and Hazardous Material Storerooms:
Situated at the entrance and egress main driveway gate is the free-standing Security Office of face brick walling fitted with aluminium framed glazing under IBR roof sheeting comprising a reception with an access control turnstile gate and a staff cloakroom.
Located along the pedestrian walkway leading from Security Office to the main office building is a similar free standing single storey building comprising the Health & Safety Office.
Other Improvements:
Other improvements include, free-standing face brick walled garage workshops and storerooms, combustible liquid store and waste storage area, sprinkler pump house, hose reel pump house, three (3) covered storage areas for the back-up generators enclosed with steel palisade fencing, three water storage tanks for fire-suppressant sprinkler system, an equipped borehole with Jo-Jo water storage tanks.
