COMMERCIAL AND INDUSTRIAL AUCTION PROPERTY MARKET SUDDENLY BLOSSOMS

Park Village auctions has had a rash of excellent commercial and industrial property auctions of late, indicating perhaps that , at long last, the corner has been turned in this market.

That being said, it’s all about quality right now and that has to do with good rental income, solid tenants or good prospects for tenants, the condition of the assets and the potential for capital gains.

Examples of recent auctions include:

  • An excellent combination of ground floor retail and upper floor residential property with steady rental in Johannesburg’s Savoy Estate, Louis Botha Avenue zoned Business 1- ‘Retail and Residential accommodation.
  • An Aureus Ext 3, Randfontein property, comprising two stands, three large double volume industrial buildings and offices
  • Three properties in Stilfontein Ext 3, comprising various facilities suitable for multiple use

The success of recent Park Village vehicles auctions sets the scene for

more lively sales against the backdrop
of increasingly heavy demand this year. 2011 has seen even greater bidder turnouts and sales that are setting new records. And that’s coming off a strong base of sales last year which was also good, so we are extremely optimistic.

There appears to be more money about
than last year as consumers dig their way

out of debt and there’s greater confidence in the future as economic prospects improve.

There’s also the, ‘Let’s spoil ourselves’ factor and in this respect, while purchases of luxuries such as holiday homes have come to a shuddering halt, auction vehicles remain distinctly affordable.

SA’s FIRST ‘DRIVE-BY’ VEHICLE AUCTION

Park Village Auctions Bloemfontein recently hosted what is believed to be the very first drive-by vehicle auction in the country. While buyers remained comfortably seated, auction vehicles were paraded in front of them on a specially built ramp while the specs and images were displayed by overhead projector.

The vehicles were visible at all times whilst bidding took place and bidders were more clearly visible to the auctioneers, positioned in front of the seated crowd.

Non-running vehicles as well as the big trucks, tractors and trailers also came under the hammer .“Well done!” “Great idea!” “Nice atmosphere!” “Something different!” were just a few of the comments received  The idea now is to accommodate multiple property auctions the same way.

Fine Collection of Residential Properties

Examples of recent residential property sales ranged from family residences in Gauteng suburbia, to a weekend bush getaway with conference centre potential in the Magaliesberg, a Meyersdal /Alberton property which can only described as a mansion and a large double storey dwelling in the burgeoning Ruimsig/Roodepoort area.

Amazing auction properties continue to reach the market place and bidders in this market have probably never had it so good.

Arguably the prize of recent sales was a property in the Randjiesfontein equestrian estate, Midrand.

PARK VILLAGE TRUCK AUCTIONS DELIVER THE GOODS

PVA truck auctions continue rolling against the background of current economic challenges that emphasise the need to reduce cost, increase turnover and optimise efficient use of resources.
Typical lots at a recent sale included truck tractors, rigids, trailers, yellow metal and agricultural equipment.  Ugrading or expanding fleets and equipment is an appropriate way of reducing operating costs in today’s business scenario.

Replacement of such ‘big ticket’ items is very capital intensive and good quality auction stock at prices that can be significantly less than new, provides a solution.

Recent PVA auctions included trucks and vehicles arising from the liquidation of a KZN company in Gillitts. Amongst the line-up of trucks, motor vehicles and capital equipment were Caterpillar excavators, loaders, a Mercedes Benz rollback and crane, Toyota Dyna dropside truck etc. The sale was accompanied by the auction of assorted office equipment and furniture.

R3,5M WORTH OF TOOLING was offered for auction when an engineering firm went into liquidation offering an opportunity for players in this space. Approximately 10 000 items came under the hammer in lots of up to 100.

PRINTING FIRM PRESSED INTO LIQUIDATION. PVA auctioned the entire contents of a large, well established Randburg based printing business in liquidation. The inventory included leading brand names. Also arising from the sale was assorted office equipment

ENGINEERING A GOOD AUCTION. Another notable recent auction was that of a Pretoria automotive engineering company’s assets. An assortment of quality equipment and machinery was offered.
